Situated on a steep slope, the home was experiencing signs of foundation movement that threatened its long-term stability. The project required a comprehensive stabilization plan, including resistance piers, helical tiebacks, a reinforced grade beam, and vertical helical piles to support a new deck.

Challenges
Steep Slope Access
The rear of the property sat on a sharp incline, requiring specialized safety measures, careful material handling, and precise equipment placement.
Multiple Structural Repair Methods
Integrating resistance piers, helical tiebacks, and a custom grade beam meant each step had to be completed in a specific sequence to avoid structural stress.
Permit Delays for Deck Helicals
Work on the deck support piles was postponed several weeks due to revisions required by the Village of Glencoe, necessitating flexibility in project scheduling.
Seasonal Weather Conditions
Winter cold during the initial phase and heavy spring rains during the deck support phase required additional site protection and weatherproofing strategies.
Solution
Atlas Restoration implemented a two-phase stabilization plan:
Phase 1: Foundation Stabilization
- Site Mobilization & Safety Measures – Delivered all materials, held a dedicated safety meeting focused on slope work, and staged equipment on-site for efficient workflow.
- Pier & Tieback Installation – Installed nine (9) Atlas resistance piers and nine (9) Chance helical tiebacks to anchor and stabilize the home’s foundation.
- Grade Beam Construction –
- Saw-cut and removed sections of the slab at pier locations 7 and 8.
- Excavated for a grade beam and installed a custom-engineered rebar cage.
- Poured the entire grade beam in a single, continuous pour for maximum structural integrity, then protected it with concrete blankets and sheeting in anticipation of snow.
Phase 2: Deck Support Installation (Change Order #3)
- Permit Coordination – Worked directly with the homeowner and Village officials to secure updated permits for the revised deck pile layout.
- Concrete Demolition – Removed approximately 24’ x 4’ x 22” of reinforced concrete to access deck pile locations.
- Helical Pile Installation – Installed five (5) vertical helical piles, each driven to the required torque to ensure load-bearing capacity.
- Concrete Pier Caps – Placed sono tubes and rebar cages, then poured reinforced concrete pier caps after inspection to provide long-term deck stability.
Outcome
The completed project delivered a rock-solid foundation and secure deck support system capable of withstanding both the soil movement of the steep slope and the weight of future structures. The integration of resistance piers, helical tiebacks, and a reinforced grade beam provides lasting protection against settlement and structural failure.
